*In California, on most listed properties located on the MLS, sellers have agreed to pay a buyer agent commission, usually around 2 - 3% of the price of the property. We collect those funds for a buyer and refund up to 2% back to the buyer for closing costs. If the total commission is 3% buyer will receive 2% at closing. If the total commission is 2% buyer will receive 1 at closing. Agent flat fee is 1%. From time to time and with written agreement agent may require additional compensation for out of pocket costs. To qualify for the cash back refund, buyers must have signed a Buyer Agreement. Some lender restrictions may apply and if the commission can not be used at closing it is considered fully earned to agent.
